Hotel or Apartment in La Marsa and Gammarth? What Suits You
Once guests have decided to stay on the northern coast of Tunis, the next question usually arrives within a day: should we book one of the big hotels in Gammarth, or an apartment in La Marsa? We host a one-bedroom apartment a ten-minute drive from both, so we are clearly not neutral. We also send friends and family to hotels when a hotel is the right answer, and sometimes it is. Here is how we would choose.
The short answer
Pick a hotel if your trip is a short beach break of two to four nights, you want a private stretch of sand, a buffet breakfast and someone else handling everything, and you are happy to eat most meals on site. Pick an apartment if you are staying longer than a few nights, travelling as a family or a group, working remotely, or you want to live the way people in Tunis actually live: morning coffee on a balcony, dinner wherever you feel like it, a market run for fruit.
The geography matters too. Most of the large beach hotels sit along the Gammarth coast, while La Marsa is a real town with a corniche, cafés and shops. That pattern shapes almost everything below.
Hotel vs apartment at a glance
| What you care about | Hotel (mostly Gammarth) | Apartment (La Marsa and nearby) |
|---|---|---|
| Space | One room, sometimes a small suite | Separate bedroom and living room, often a balcony |
| Kitchen | None, or a minibar | Full kitchen, so breakfast and simple dinners cost very little |
| Beach | Often private or semi-private, with loungers | Public town beach, or a short taxi to a beach club |
| Food | On-site restaurants, convenient but repetitive | Every café and restaurant in town is your dining room |
| Services | Reception all night, daily housekeeping, room service | Depends on the host; good ones answer quickly every day |
| Privacy | Shared corridors, pool and breakfast room | Your own front door |
| Laundry | Paid service by the piece | Often a washer in the flat |
| Price per night | Higher for the space you get, plus extras | Lower per square metre, with weekly and monthly discounts |
When a hotel genuinely wins
We will be honest about this, because guests who would have been happier in a hotel do not leave good reviews anywhere.
- Very short stays. For one or two nights, a hotel's 24-hour reception and zero setup are hard to beat.
- A pure beach holiday. If the plan is to lie on a lounger by the sea from breakfast to sunset, the Gammarth hotels with direct beach access are built for exactly that.
- You never want to think about logistics. Daily housekeeping, room service, a desk that books your taxi: some trips are about switching off completely, and that is fair.
- Peak-summer events. Weddings and big family gatherings often block rooms at one hotel, which keeps everyone together.
When an apartment makes more sense
- Anything longer than four or five nights. The value of a separate living room, a kitchen and a washing machine grows every day you stay.
- Families. Children nap in the bedroom while the adults sit in the living room. A fridge full of yoghurt, fruit and milk solves half of the day's problems.
- Remote work. A desk, a real chair and fibre Wi-Fi beat a hotel room's dressing table. Ask any host for a speed test screenshot before booking.
- Eating out like a local. In La Marsa, dinner at nine on a seafront terrace is normal, and our La Marsa guide covers where that happens. Hotel guests in Gammarth usually need a taxi to reach the same streets.
- Budget control. Breakfast at home and a few cooked dinners change the cost of a week noticeably. Our cost of living guide shows how far groceries stretch here.
La Marsa or Gammarth: does the area decide for you?
Partly. Gammarth is quieter, greener and more spread out, with the big hotels and beach clubs along the coast road. It is lovely for a slow, sun-focused stay, but you will take taxis most evenings because restaurants are not clustered within walking distance. La Marsa is the opposite: a lively town beach, the corniche, Café Saf-Saf, bakeries, pharmacies and supermarkets, all on foot. It is also the end of the TGM line, so Sidi Bou Saïd and Carthage are a short, cheap train ride away.
A third option many visitors miss is to stay just inland, in residential areas such as Aïn Zaghouan Nord, where we are. You trade a sea view for calm nights, newer buildings and parking, and you are about ten minutes by car from La Marsa beach, Carthage and the airport. What to check before booking an apartment
Apartments vary far more than hotels do, so a few questions before you pay will save you a bad surprise:
- Air conditioning in every room, not just the living room. In July and August this matters enormously.
- Lift and floor. A fourth floor without a lift is common and rarely mentioned.
- The total price in writing: nightly rate, cleaning fee, any extra-guest fee and the deposit.
- Who meets you and when. Late flights are normal; confirm someone will be there or that self check-in is clear.
- Passport copy. Hosts are expected to register guests, so being asked for ID is routine.

The hybrid many of our guests choose
Here is a pattern we see often: guests want the hotel feeling (a pool, a gym, a lobby to drop bags) but the space and kitchen of an apartment. That is exactly why we set up Résidence Green B11 the way we did. It is a one-bedroom S+1 for up to four guests with a full kitchen, an in-unit washer and dryer and a dedicated workspace, in a building with a rooftop pool open all year, a private gym, a concierge lobby with luggage drop-off and free guarded parking. La Marsa, Carthage and the airport are each about ten minutes away, Gammarth and Sidi Bou Saïd about fifteen.
Booking direct always costs less than our Airbnb listing: 10% off automatically, 15% for stays of seven nights or more and 20% for 28 nights or more (the highest tier applies; they do not stack). If you are weighing a Gammarth hotel against something with more room to live in, check our dates below.
